My name is Shi Zhe, a Chinese serial entrepreneur who has lived and worked in Japan for many years.

After building an internet company in China and going through its capital markets, I came back to Osaka and moved the centre of my work to real estate.

Rather than rapid expansion, I believe in the long-term value that credit, cash flow, assets and time create together.

17+ YEARS

Arriving in Japan

I came to Japan after finishing high school, and came to understand Japanese society through studying, living and working here.

2014—2018

Founding a company in China

I returned to China to found an online travel company, raised USD, JPY and RMB fund investment through a VIE structure, and stayed closely involved in running and growing the business.

2016—2018

Back to Osaka, running two tracks

In 2016 I moved back to Japan and explored new directions in Osaka while continuing to run the online travel company in China. In 2018 I sold it to a listed company and completed the exit.

2020—NOW

Into real estate during the pandemic

When the pandemic began I entered the Japanese real estate industry in earnest, starting from transactions and moving step by step into property ownership, operations management and long-term asset value.

Turning the work of running a company into something that keeps compounding.

Today I run a Japanese real estate company that has been operating for more than 12 years.

We started in real estate transactions and have gradually expanded into property ownership, rental management, licensed vacation rentals, kominka renovation and asset value improvement.

These figures are shown to describe long-term operation and accumulated credit objectively. They are not claims about scale or industry ranking.

The value of real estate
is more than the spread between buying and selling.

Real estate with genuine long-term value has to be judged on land, buildings, population, rental demand, cash flow, financing terms, operating capability and exit route all at once.

My basic principle is to build in as much margin of safety as possible at the moment of purchase.

01

Margin of safety

Build in a margin of safety at purchase, and never let future price growth be the only thing that makes a deal work.

02

Real demand

Look at land, population and rental demand, and bring the judgment back to real use value.

03

Long-term cash flow

Assess financing terms, operating capability, holding costs and the exit path together.

Integrity, built for the long term.

Choosing the long term begins with integrity.

A company exists for more than closing more deals. It should leave value that keeps accumulating for its clients, its people and society.
